We start with a Comparative Marketing Analysis or "CMA"
The #1 reason a home does not sell in a timely manner is that it is priced incorrectly.
Second comes "staging" of the home....
Nobody will want to see your home or possibly purchase it if it is not appealing to the eye. Staging the home attempts to bring it as close to a "model-home showcase" as possible. Recent studies show as high as a 251% return on investment when staging a home.
Then comes the marketing....
This is probably one of the most important steps because, if nobody ever looks at your home....nobody will ever buy your home. Now that your home is all prettied up, we attack the market with a comprehensive and community specific plan and use of our real estate network to get the most people to view the home either physically or via pictures(internet). Every home is different as is every community so it is important not to have a "one size fits all" approach.
Dealings with potential buyers....
Another important piece to the puzzle is knowing home to negociate with potential buyers and or their real estate agents. Remember that person wants to buy your home for the lowest price possible. And it is our job to see that they buy it for the highest price posssible.
